Mia, Rental Agent: Good morning. I m Mia from Riverside Rentals. James, Prospective Tenant: Morning. I m James. Thanks for meeting me about the Elm Street flat. Mia, Rental Agent: No problem. Small talk about the rain today, then straight to details. James, Prospective Tenant: Sounds good. How much is the monthly rent? Mia, Rental Agent: The rent is 1,200 per month, with a 600 deposit. James, Prospective Tenant: And the lease length? Mia, Rental Agent: Standard is 12 months. Move-in could be 1 May or earlier if needed. James, Prospective Tenant: Are pets allowed? Mia, Rental Agent: We usually don t allow pets. There is a 200 pet fee exception for cats only, but street parking is the only parking. Mia, Rental Agent: About past problems: we had a parasite outbreak last year, bedbugs, and it needed professional fumigation. Mia, Rental Agent: The parasite problem was serious, and the inspector called it a parasite infestation in the report. James, Prospective Tenant: Oh, that s worrying. Was that covered? Mia, Rental Agent: The inspector said the infestation was warrantable under the building warranty, so charges were partly covered. Mia, Rental Agent: Minor scratches, however, are not warrantable and tenants pay for those. James, Prospective Tenant: I saw a photo where someone described graffiti as an abomination. Is the place badly damaged? Mia, Rental Agent: One previous tenant called the carpet damage an abomination, but most issues were cosmetic. Mia, Rental Agent: Some inspectors even said the chipped tile looked like an abomination, though we fixed it. James, Prospective Tenant: Do you explain costs? Mia, Rental Agent: Yes. I attached a short reportorial summary of the inspection to the listing email. Mia, Rental Agent: The reportorial notes show the derivation of repair costs and the derivation of deposit deductions.
