Good morning. I work in urban regeneration. As an urban planner by occupation, I lead the riverside redevelopment project. The stretch we are talking about has many unoccupied warehouses and broken quays. We want to give those unoccupied buildings new life. Early designs turn warehouses into mixed-use workspaces and small shops. We studied occupation rates in similar schemes and expect a high take-up by small businesses. Flood prevention is central. The old drain network is inadequate. We will replace that main drain and upgrade the storm drains along the quay. Vessel traffic matters here. Large cargo vessels still use the river occasionally. We must separate those ships from leisure vessels and from mooring areas used by kayaks. To do this we will re-draw vessel lanes and improve signage. The final plan adds a riverside park and safe cycle lanes. A ferry terminal was suggested in early consultations, but it is not part of the agreed scheme. Likewise, some stakeholders pushed for a 12-storey tower; that proposal was dropped. We will also improve footpaths, lighting and waste collection. My occupation gives me a practical view. The aim is to reduce vacancy, manage vessel movement and ensure the upgraded drain system prevents future flooding.
