Agent: Good morning. Maple Lettings, this is Anna. How can I help you today? Prospective Tenant: Hi Anna. I'm enquiring about the one-bedroom flat on Elm Street. Agent: Yes, that is still available. It's a nice area. How long are you planning to stay? Prospective Tenant: I'm looking for a long-term place. I'm moving after my divorce and need somewhere stable. Agent: I'm sorry to hear that. Are you looking for anything specific? Prospective Tenant: I need something smaller and affordable. My budget is 850 per month. Agent: Okay. The flat is on the second floor and part-furnished. There is no lift. Agent: Rent is 850 per month. The deposit is one month's rent, so 850. Agent: We usually offer a 12-month lease. Utilities are not included in the rent. Agent: Also, pets are not allowed and we ask for references and ID for the application. Prospective Tenant: That sounds fine. I'm hoping to move in on the 1st of June if possible. Agent: The flat is available from 1 June. We can arrange a viewing on Wednesday or Saturday. Prospective Tenant: Wednesday would work best. Since my divorce I also prefer somewhere quiet near a park. Agent: Great. I'll book the viewing and email you the application form. Please bring ID and two references.
